EV Charging Insurance

California law requires tenants to carry liability insurance for an ev charger in an apartment complex in the amount of $1mm in exchange for requiring landlords to allow tenants to install ev chargers. Does anyone know how much these insurance plans cost? Does anyone have experience with obtaining them and which carries offer good rates?

Law section (Sec. 4745)

(3) The owner of the charging station, whether located within a separate unit or within the common area or exclusive use common area, shall, at all times, maintain a liability coverage policy. The owner that submitted the application to install the charging station shall provide the association with the corresponding certificate of insurance within 14 days of approval of the application. That owner and each successor owner shall provide the association with the certificate of insurance annually thereafter.

(4) A homeowner shall not be required to maintain a homeowner liability coverage policy for an existing National Electrical Manufacturers Association standard alternating current power plug.

This appears to be related to homeowners associations/homes, not apartments. Cal. Civ. Code 1947.6, which is the main EV charging provision, was amended and has been in effect since the same time as this provision (January 1, 2019). This does not overrule/supersede that provision.

Oh sorry, didn't notice you were referring to rentals. Strange they would change one and not the other.
