I sometimes listen to lectures from Yale University. Today I came across an interesting lecture from an ex Yale student who started a company that finances energy efficiency 'makeovers' as a business. I thought it was an interesting perspective on how to enable companies and organizations and building owners to become energy efficient without needing any capital. It actually seems to be a more fair model where the actual client gets to keep the savings from the project.

I have no connection with the company!

I'll check it out. Thanks. Have you heard of RMI? They retrofit buildings as well to make them more energy efficient. http://www.rmi.org
