Lycanthropes house...

    Took this out of main...

    Was my very first thought - obviously could be adapted, but would want to keep the original gates!

    Next thoughts:
    - how many cars can we park down the side
    - can probably put a car-port all the way down the side
    - will need three-phase power out there for the Tesla fast charger (still in it's box...)
    - Cybertruck is not an option...

    So does my wife... I do too, but it's a little noisy for traffic and a little too far from the forest, currently we live on a quiet street, 300m from the trees), but the house has massive potential, for sure.

    I appreciate your thoughts and fully understand. The original plan with investing was to grow our €60k enough to buy a summerhouse in Denmark, which would require around €350k, but as time went I said to the wife that if it "went crazy" we could consider a house in Brussels (we rent now). It went crazy, but I told wife I didn't want to sellout with a cheap price and $4k was my lower limit. I told her this could come in the next 2 years, or tomorrow, impossible to say.

    She was fine with this, but it all changed when she found this house, what with it being on "the street I've wanted to live in for the past 20 years".

    My expectations were that the stock would pull-back after the split (which is why I sold several calls), historically this happened with AAPL, so I expected the same - it just took a day to arrive, maybe due to the broker issues. I also think the MM's want to reassert their authority and slamming it to this week's MaxPain and holding there will make them feel a lot better.

    I think it will rise, with the S&P, Bday, strong P&D, earnings that will shock WS, then we'll enter another period of consolidation, around $500, $600, $800, don't know.

    It's normal in a sales agreement to have a get-out clause in case you're unable to get the funding, mortgage usually, I'll look to get this adapted to say something about the value of our portfolio, just in case. Of course we do earn decent money and I do have potentially a lot in the company, but I would feel cheated if I were to sell out of $TSLA at the current price, or less.

    As for the house, totally concur with what you say, but for my wife this is the number 1 location, it really is her "favourite street", I don't know why. OK, it's fairly green, not much traffic, but you do hear traffic from other roads. It's close to shops, transport, brand-new hospital (all things to consider as you age), has a nice garden, off-road parking, a decent size kitchen (literally 4x bigger than what we have now), an annexe at the end of the garden that we can covert to a full gym, etc. I'm more flexible than my wife, if she's happy to live there until we drop dead, then fine.

    But when I say "renovated", I mean gutted. Obviously we'll keep the original architectural features, like the doors (they cost a fortune), parquet floors, fireplaces, staircase, etc., but the rest will be wiped out. New plumbing, wiring, roof (will look into solar/powerwall, of course, but it looks like a small area...), bathrooms, kitchen, heating, everything. But then it will be a seriously nice house and an asset going forwards for the kids to inherit.

    Though it would really be nice to have car parking / charging facilities or the ability to add in with a reno.

    I'm not recommending you sell out of TSLA but I do think trying to plan investments around house buying is a big mistake. This is how people get themselves in bad situations - when you want something too much and time is of the essence, and the pressure is on and...then mistakes happen. Investing works best when you are not trying to make the investments conform to your needs.

    The street sounds nice but the house invites troubles into your life. Have you ever been responsible for such a large place?? Like a ball and chain. Be very careful!

    When you are starting to see "signs" based upon a randomly parked Tesla on a public street is when you need to step back and question where your head is at.

    I took a good long look. I like older historical houses but that one seems like it was designed by a committee of the family members who were going to live there (if that makes any sense). It doesn't have a good vibe. I bet it's far cheaper than any other house of it's size in the same neighborhood. Don't overlook the energy consumption - it will basically be impractical to make it energy efficient. Did you see the annual kWh consumption? Yikes!

    Hey, I have to call it as I see it - you opened this can of worms! Of course if it turns out to not be what you wanted or brings financial hardship you can always blame the woman! ;)

    I agree with this sentiment. I was in CMGI (I know... a long time ago back in 2000) when I was looking to buy my first house and was much more inexperienced .. had my down payment in it and sold all the stock in March for closing in April. I was very fortunate that the stock did not tank until the following month (IIRC) and I remember feeling lucky I was able to buy my place.

    Well that's why I put covered calls to sell-out at $4k if it hits, I'd rather have the cash sitting there, even if it means missing out on gains.

    Some of these up-coming catalysts will hit before we sign anything, if the stock goes the wrong way then maybe we'l have to abandon the idea.

    And the house looks dreadful right now, pokey and dark, but it's very typical for a large Brussels stye house and you need a bit of vision to imagine how it will be when renovated.

    Price-wise it's not exactly "cheap", because the owner knows it needs a lot of work. We looked at another house yesterday, which was livable, but also needed renovation, but was so small I feel claustrophobic. This one was €1m and I felt it was totally overpriced.

    BTW, the architect we have engaged to give us an "idea" of the work and cost involved, it heavily into energy-saving, so we'll be doing the necessary to make it efficient. Already thinking to get new windows from Denmark, they're way, way better than what you get in Belgium.

    Yes, of course, I have a brand-new Tesla fast-charger still in the box waiting to be installed, so will have 3-phase wiring to that as part of the works - and a car-port, garage would be too much.

    Curiously, the annexe at the end of the garden is actually a garage, with a covered pit for working under the car and all that, but would have to drive across the lawn to get to it, plus we want to use that for a gym - with full rack, barbells, and the like.

    Might be nice to put the R2 in there though...

    I'd like to just emphasize the huge difference between listings in Oslo (specifically but Norway as a whole to a certain degree).
    We ALL use professional photographers specialised in real estate pictures. All the rooms are stylized with a theme and of course look their best. No clutter, just the right amount of furniture to look lived in but spacious.
    This is not to knock the house Lycanthrope is looking at, it's just funny for me that knows Belgian houses and Norwegian houses to see the differences.
    Take a look at this listing to give you a feel for the differences.

    This is a 2 family residence and you are buying what looks like the left part. This is in a fairly expensive neighbourhood which is only about 2km from city centre but up the hillside so you get nice views and a quiet area. This is smaller than Lycans house but priced about the same, or maybe 10% above though it's not a classical fixer-upper. My point mostly is look at the difference in pictures and enjoy the floorplans which are always included.

    Good luck with the purchase. Sincerely. Purchasing real estate is such headache process (both literally and $$ wise). real state agents, lawyers, mortgage, closing, renovations, ... But if you get to enjoy it afterwords then it's all worth it.

    I'm actually about to go through something similar. Made an offer out for a "lake house" and it got accepted 3 days ago. Going through lawyers now. This lake house (or any for that matter) was not something I could/would've ever bought if I wasn't sitting on almost $2M+ unrealized TSLA gains. I'm selling a part of my TSLA position to cover down payment, and other expected costs, (furniture, kayaks, etc..).

    We started looking a month ago, and were increasing our budget basically every week, until we found what we liked for much more than I thought was reasonable when I started looking. But heck, YOLO. I'm ready to enjoy some of the gains now, not in 15-20 years when I retire (i am late 40s). Who knows what will happen between now and then.

    Sold 50 pre-split and will likely sell another ~300 next week. Missed the good selling spot on Tuesday, so now hoping for SP500 bump. And yes, I know I might miss-out on future gains, and yes I could probably stomach the bigger mortgage or going on margin, but there's additional risk with that and I just don't want to do that. Never liked being in debt. My main house is almost paid off.

    I'm happy to take some gains now and actually use and enjoy them. Paper wealth in and of itself is not the main goal.

    Yes, it's the same in Denmark - houses are made to look beautiful. In this case the house is empty for months, the old lady that lived there is in a home now, nobody cares of thinks to make an effort. On top of that the place smells, being left closed for days on end, with all the old furniture and carpets still in place...

    So, we visited the house with an architect today and the cost of very high quality renovation will be around €440k

    Probably will put an offer in for €800

    FFS go up, $TSLA, where are you S&P??? :eek::confused:o_O:eek:

    Good luck! I was never the one to do major renovations, so personally was looking for something that was mostly moving-able. We got our lake house offer accepted yesterday. yeay! :D Doing inspections next week...

    Yeah, I renovated a house once myself and would never do it again. In this case the architect will project manage the whole thing and we pay her, will take about a year, so we'll just stay where we are until ready - one of the benefits of winning gazillions in the game of $TSLA!

    I'll post next week after I go through inspections. My wife is a bit superstitious and doesn't want to jinx the deal. We had our share of failed real estate transactions when we were looking for our current house many years ago...

    Forget doing the renovation yourself, I don't even want to have to deal with paying for renovations or dealing with contractors. It's not the money, it's the headache I don't want to deal with. I was looking for something that i wouldn't have to do anything more than paint ceilings/walls and replace carpets. anything beyond that, forget it...
