Lycanthropes house...

    Good luck! Things seem to move faster in US. 45 days from making an offer to getting the keys! And we already spend 2 nights this weekend in the house. OMG it's amazing. It needs some work. (new carpets, 2 bathrooms need to be gutted and few other things, but nothing like what you talking about.)

    Waking up to sunrise view through bedroom windows, was unbelievable. I'll post some pictures later... I now need to figure out logistically how to spend more time there. Next Friday can't come soon enough...

    Wouldn't matter. All boats on this lake are electric motors only. No gas motors allowed !! :D One of the reasons we chose this lake. The house heating system is also fully electric. (Electric Storage System). The previous owner converted from Oil 10 years ago. :D I'm thinking of making this house Gas-Oil free zone. Maybe Propane BBQ is ok, but that's it. SnowBlower, etc.. will all be electric. CyberTruck will fit right in. Only thing, wife still wants one car to be gas, and wouldn't budge. :eek:

    Well get the CT, then see how often you use the gas car, after 6 months and it hasn't been used, sell it :)

    As you may have seen in the main thread, I've sold my remaining short-term calls and trading shares, netted $215k, which covers the money we have to pay when signing for the house - 16th December, normally.

    The mortgage was officially approved, offered and signed for €720k in the end.

    So then we need to start monthly mortgage payments, plus payments to the architect for the renovation. The bulk of the renovation costs won't come until 2022, so hopefully I can work it all out without having to sell our shares. Right now not much can be done with IV low as hell.

    An update...

    I was so tempted to pile that $215k cash into weeklies after the inclusion announcement, but resisted. Of course hindsight can be a cruel mistress and I realised I probably could have funded the house if I'd done so... hey-ho, my portfolio as a whole is doing pretty nicely, so not a disaster :)

    Signing for the house (exchange) next Friday (18th), hence my risk-averse on the cash, as we need to hand-over $180k at that moment.

    One potential blocker is that we're forced to take life-insurance against the mortgage, and we didn't get approval for this - should be OK, but just taking time following medical and blood-tests, etc.

    Architect was hired on a retainer and started her work already, namely measuring the house accurately.

    Obviously the rise in the share price over the last three weeks has made the financial aspects a lot mess stressful. Like everyone else, I'm just looking how to play this for best benefit...

    Our architect has made a fantastic proposal for the house. Goes way beyond what we imagined - which is I guess what we pay her for, but the end results should be amazing... Will cost a bit more (of course!), but will end up with something very special...

    Ok, so here’s the plans for as-is and to-be... just the ground-floor, although there are similar adaptations on the 1st and 2nd floors (

    Summary of structural:
    - kitchen extended at the back and utility room created behind with door out to car parking
    - wrap-around glass doors on kitchen onto new terrace
    - dining-room widened, and sliding door to terrace
    - wall between dining and kitchen removed, replaced with pillars
    - wall between lounge/study removed replaced with pillars (maybe with glass between for sound-proofing, to be decided)
    - ethanol fireplace between study and hall
    - door between (my) office and TV room removed
    - hall-way opened-up, remnant walls removed, staircase adapted

    All this has the effect of opening-up the house and adding more light, space, air, etc.

    My idea is also to have the whole ground-floor with polished concrete/resin, and under-floor heating, removing the need for radiators

    Wow! I can't even begin to understand this. I'm starting the compete gut to the wall renovation of 2 bathrooms tomorrow, and even that gives me the jitters. All the different little things to think about, choose and buy. Just for 2 bathrooms. Your plans?!?! Mind blowing. My hat is off to you. I couldn't possible imagine doing something so grandiose. Sincere good luck. Can't wait to see how your house turns out...

    Yeah, it's way above and beyond what we were thinking, but now seems obvious, really, I guess this is what we pay the architect for, no?

    The process for this was an 2 hour discussion about what we would like in a house (any house) and general needs. Preferences of my wife and myself. Ideas about space and light. But in none of this did we talk about changes. The architects translated our desires into something tangible - and we would never have dared to make these suggestions.

    Two next steps:
    - discussion with energy expert to get advice for insulation, windows, heating, etc. for instance I was thinking to install a heat-exchanger, but it's quite expensive and need to see if it's worth the effort/price. Solar isn't an option really, but might look to instal a PowerWall
    - take the proposal to the Commune to start the process of obtaining permission and permits

    Assuming we get the "go", then the architect will engage an engineer and detail the changes, this will then go out to tender for choosing the contractor who will be doing everything going forwards with the architect project-managing it all:
    - structural changes
    - installation of gas supply
    new waste sewer
    - re-wiring the whole house (ensuring 3-phase for the Tesla charging, full Ethernet & determining where your light-fittings will be, power outlets (you cannot have too many),whether to install some automation already)
    - re-plumbing
    - boiler (furnace) and heating system
    - new roof
    - new windows and doors (style, materials and glass type to be decided), internal doors, floor finishing (so concrete/resin downstairs, likely bare wood upstairs, but maybe all needs replacing, at the very least refurbished)
    - sand-blast the old paint from the stairs down to bare wood
    sound insulation on the side of the neighbour house, heat insulation on the external walls and roof
    - removal of oil-tank from cellar and asbestos (on one heating pipe)
    - fix-up the external masonry
    - refurbish the gates (and add automation)
    - ...

    And then we need to choose the kitchen, appliances (pretty easy, will be Miele), the bathroom fittings & tiles, colours, etc., repaint the interior - here the architect will propose colours and design, install some fitted furniture (cupboards in the bedrooms, etc.)

    The garden needs to be landscaped, there are some overgrown bushes that need to be removed and at the bottom of the garden we'll plant some fast-growing conifers (leylandii) to obscure the ugly building behind. The garden needs to be fully fenced too, cat/dog proof, and keep the faces out too. For the annexe at the bottom of the garden, downstairs will be a gym with kitchen, upstairs will be a visitor studio with toilet and shower.

    By the end, including the house price, I think we'll be paying around €2M. Whether the house could re-sell for that amount is debatable, but as we intend to live there a long time, not too bothered. In any case, $TSLAQ are paying...

    No way I'm doing it myself! are you kidding? I can barely screw in a lightbulb :) I got general contractor, who seems pretty good. There's plumber, electrician, etc.. No architect involved though, because we not moving any walls or anything major like that. But even with all that, it's a lot (for me) to think about.

    What you describing above, is basically equivalent to building a new house. I know some people like doing that. In fact both my houses were doubled in size by previous owner prior to my purchases. Honestly I prefer it that way, vs. having to do the major work like that "myself". I'm fine dong smaller renovations (like a bathroom or 2) but not the big rebuild.

    Good luck again. Can't wait to see the before/after pictures.

    Yeah, it was never really on my bucket-list and I would have preferred to buy something needing little work, but it is what it is...
