I have had a similar daydream about this with flipping houses. Why not pick houses with good southern exposed houses, add solar panels, do all the other fixing up and then sell the house.
South facing is no longer a huge issue. If your roof is simple and sees clear sky, you are pretty much good. I discovered this when doing a solar potential map for my town. Each house was evaluated for how much solar energy it would produce, and what that electricity would cost. All orientations provided monthly bills lower than current electric bills (assuming 3.9% interest 20 year loan and Maine's solar insolation (not great)). Time until free (then) around 15 years, less now. In fact, West or Southwest facing provides less energy but more value as it is biased to peak load times.
