    The upwards movement last year was caused by shorts covering along with S&P500 inclusion. Those are major catalysts which will not happen again this year.

    Sorry for chiming in again but I was doing my own modeling including rent. Unless I did something wrong even using 5% annual rate only shows 86X gain from original 5k downpayment.
