I am guessing you won't be able to lease the Y for at least 6 months. They want to sell them instead of leasing them while demand is super high because they make more $$ right away.

My assumption has always been that Tesla's leases done by a third party..

Unless you have some substantial company tax advantages, you are generally better served with a long term loan (say 72 months) than a lease. Monthly rate is similar and you don't get stuck with overage charges or locked into a preset replacement schedule.
BTW: Hopefully you weren't looking for a discount hidden in a lease payment.
