Seems like that would be a strange way to invest someone's money. Clearly the owner is cashing out on 10+ years of guaranteed rental income from Tesla, so as an investor, you're paying the NPV of that upfront, plus a premium, into a completely illiquid investment, and then you just sit it out for 10 years hoping for a lease renewal. Seems like a huge upfront premium plus no liquidity for very little RIO. Maybe hope and pray for appreciation? We all know how that works out.

If I were the owner, I'd just sit on it for 10 years and outsource the management.
