For Wifi signal get a range extender. I got the TP-LINK AV500 Wi-Fi Range Extender, Powerline Edition, TL-WPA4220KIT and plugged in at the garage and its 5 bar signal instantly. Its pretty much a necessity if you plan to use Summon from the driveway a lot.

I think the sensor will tell the car if the garage is open or closed. When needed, it will issue homelink command if it senses opposite of what it needs. From my experience, Summon will not issue Homelink command if it fails in the middle for any reason, preventing the door to close on itself.
